What a view! Dating back to 1905, Sea Edge Cottage is situated near Happisburgh and enjoys uninterrupted views of the sea from the garden and sun lounge. This self-catering cottage offers a wonderful opportunity to those who enjoy a beachside holiday. Located in one of the best locations in Norfolk, Sea Edge Cottage is loved by so many who return year after year with the cottage appealing to all ages. Inside this holiday home you'll find traditional interiors with two bedrooms. Being centrally located means you're just moments away from Cromer, North Walsham & Great Yarmouth. An excellent local café is 450 metres away & a free house pub is 1.2 Km away. Many other public houses, restaurants, and cafes are nearby. A Michelin-starred restaurant is a 3 km drive. Norwich with shopping and history for a day out is 25km.   

Property description & details

Originally a small wooden shed, After 1945 it was extended & used as a holiday home by a wealthy newspaper-owning family, Sea edge was further extended in the 1970s and is now clad in brick and timber. Safely protected from storm damage by a solid sea wall it has access directly to the beach via steps. The dog-friendly beach is usually empty as beach visitor access is 500 metres away. Seals swim past and have been known to pop up and stare at bathers. Walking along the beach or The Coastal Footpath on top of the cliffs is a delight. Lots of history and natural unspoilt views. The large private garden has a large dog safe area, There is equipment for sunbathing and relaxing.

Sea Edge Cottage

The main building (centrally heated). 
The entrance porch opens to the main room, 
The Corridor from the main room leads to 
1) the two bedrooms (Double & Twin). 
2) The shower room/toilet. (new 2025). 
3) The kitchen (new 2026). Large bi-fold door open to the garden, ideal on warm/family days. A single door gives access to the sunroom and the garden, with dog safe area.
From the kitchen a utility room with washing machine / tumble dryer.

Sun lounge

Overlooks the beach & sea and has a decking area with a BBQ. Light and airy, Fabulous for having a chilled breakfast or evening meals & drinks. View the seals swimming by, Occasionally horses and riders go by on the beach. Relax watching the boats out at sea and the waves 

Main Room

The dining table can be adjusted for seating of 4 to 8 persons. The seating area around the wood burner and TV can comfortably seat 6 people. TV with internet and streaming, Woodburner. The wood is in the bunker outside.

Kitchen & Utility Room

New kitchen added February 2026. Large & well equipped. 2 ovens and built in microwave/grill.  Bifold doors open giving a 4m opening to adjacent seating eating area. Hob, dishwasher, large work surface, Utility room has a laundry area with washing machine/tumble dryer.

Guest bedroom, 2 Single beds.

Toilet / Shower rooms

Refurbished February 2025, Modern large shower room, Walk-in glass panelled double-sized shower. Toilet. Wash basin built into vanity units with a rather essential Bluetooth mirror and shaver point. Planned for April 2027 an additional toilet.

Half an acre, Mainly grass, Large dog safe area. Screened car park, Wildlife & conservation areas. Garage, store shed with garden equipment sunbathing equipment, Clifftop fire-pit/sunbathing area, Beach equipment. BBQ, A pedestrian gate opens onto Doggett's Lane and a cliff-top footpath which leads either (North) to Happisburgh village or (South) to Sea Palling. On the seaward side, a private gate gives access via steps to the beach. 

Local area information

Remote, unspoilt wide-open dog-friendly beaches. To the North of the property, the bay with an isolated beach stretches for 1.5 km and is ideal for walking. Seals, Sand Martins, and Skylarks may be seen. To the south sandy beaches stretch for miles to the Sea Palling seal colony and Winterton SSSI.
